Beginning with the WCI purchase of the property from the John D. and Catherine T. MacArthur Foundation, CZR performed extensive studies for the property located adjacent to the protective corridor providing a land buffer to the Wild and Scenic designated Loxahatchee River. Initial studies included protected species analyses and agency coordination; vegetative analyses; wetland jurisdictional determinations, requiring soil sampling, analysis, and interpretation. CZR prepared biophysical portions of the Application for Development Approval of a Development of Regional Impact, requiring additional vegetation, wildlife, and protected species surveys of the adjacent Loxahatchee River corridor as well as the proposed development site. CZR prepared and processed Environmental Resource Permit Applications which included conceptual plans for mitigation, maintenance, and monitoring. Subsequent to purchase of ± 505 acres of Parcel 19 by Toll Brothers, Inc., CZR was retained to prepare and process ERP modifications for both state and federal permits, and the environmental analyses and Preserve Area Management Plan with specification, for mitigation construction, construction inspection, maintenance contractor supervision, and five years of mitigation success monitoring.
